He's only recently stopped looking like death warmed over enough that anyone seeing him wouldn't immediately know he had spent a rather lengthy amount of time being seriously ill, only recently started doing anything more than taking conference calls and doing things he could sit down for.
The other fact, though, is that he's going slowly crazy. He knew that they hadn't been giving Fisk and Murdock's other issues the attention they deserved, and he doesn't like, now, that it's bitten them in the ass like so many of the other problems he tried to ignore have over the years. It's why he scheduled the meeting for Pepper, for Stark Industries to officially meet someone else with New York's best interests at heart (even if Clint had made gagging noises when Tony had actually said that). Tony himself hadn't been at the meeting, but he had watched from the penthouse with the rest of the team, with Steve making increasingly frequent angry noises. They all knew bullshit when they heard it, and it's with that in mind that Tony takes himself down to Hell's Kitchen, to the address he dug up on Murdock back when all this started.
Now, he's waiting on Matt in his apartment - the door wasn't actually open, but it didn't really take much convincing. He'll apologize for it when Matt gets there, but it was better than waiting outside and drawing extra attention.
